In the Las Vegas area, another thing that we have been seeing for past few months that is getting more prevalent is the words "No showings - Make your offer then accepted offer will have right to view", or something similar to this.
This has typically been done in the past on homes that have tenants in them or a home that has not had locks changed or something similar. But, now we are seeing many owner occupied homes with this wording in it.
Sometimes it is because the sellers know there are a limited amount of homes on the market and they don't want a ton of people coming in the home that aren't serious buyers.
Serious buyers need to be prepared to put their offer in if the home really is something they may want, and depending on the area, you may want to get the offer in within the day the home comes on the market. Typically, you will have the "right to inspect" the home "prior" to opening escrow, (this means giving your earnest money to the title company).
