WOW!! Can you believe it? I'm here to tell you that you can!

I was just previewing a few for a buyer and some are not that old,,,2003-2004, one story and 2 story. Some are even over 1,500 square feet.

These are great for First Time Home Buyers or investors.

I just did a MLS Search in the Las Vegas area and there are currently ...

For Sale 43 homes between $90,000 to $100,000

that are Not Short Sales,

that are at least 3 bedrooms 2 baths,

with at least 1,400 square feet and a 2 car garage and

are 10 years old or Newer.

These will most likely not last long at these prices.

Future Home Buyers Beware.....Make you Payments on Time!!!  This is so important in today's market.

Are you thinking of buying a home in the Las Vegas, Nevada area in the next year?

Do you know your credit score? Do you know what your Credit Report says about you?

Have you been on time with all your payments in the past 12 months? This means ALL your obligations, auto loans, credit cards, rent, utilities, anything that is reported to the credit bureaus.

I am putting these questions out there to you to as these are some things you SHOULD know Before you start your home search. Start Preparing yourself now! Don't wait until the last minute to get your financial picture in order.

FHA guidelines have certain criteria for YOU the borrower to meet if you want to borrow money to buy a home and these guidelines are more strict than in times past.

I am bringing this up also because there are so many First Time Home Buyers that don't realize how important your credit score AND your payment history is to the lenders and FHA.

I recently have had several Future FHA 1st Time Home Buyers get  UN-Approved for a home loan due to having LATES in the past 12 months. Which in turn brings down your credit score. Now, they will have to wait months, most likely a full 12 months since the last late in order to Pre-Qualify for a home loan. Sometimes if there is a letter of explanation that is reasonable to FHA they may still allow the loan to go thru, if it is maybe just one late and your credit score is above 600, BUT there is no guarantee.

Why chance it?  START NOW! You can get your credit report for FREE...Go to..Visit www.annualcreditreport.com for a free, no-obligation copy of the report.

Now, your score is not free, but they give you the option of purchasing the score for a few bucks, I would say spend the extra money now to know what it says.

This will give you a head start before you call me or your lender. You will now exactly what your credit report says about you and if there are lates or misreporting, you can start to fix it.

As I said,,,

WOW...Possible Great news for First Time Home Buyers!! This may be a big boost for the housing market if it really happens!

I'm sure there will more to this info in the coming days/weeks. Let's see if it really happens! As with all the news coming out now, we will have to take a wait and see approach on this because as we have seen in the past not all programs come to fruition.

Well, it looks as if Las Vegas First Time home buyers are not going to be able to do this. Some states are already doing this,,,see Realtor.org post...Many States Already Monetizing Tax Credit

HUD Secretary Shaun Donovan yesterday announced that the department will allow consumers to obtain a bridge loan, repayable with proceeds from their tax credit, to help cover their down payment. Guidelines for the new policy will be released shortly, he said.  "This is the catch,,,waiting for info, guidelines and qualifications,,etc.

Yes, it seems we are left hanging again...with news that may or may not happen for us here in Las Vegas.  Nevada should be the first to be in on a program like this but....we apparently are not.

Your FHA Lender most likely will not have any information on this as it is not in Las Vegas,,,,dare I say yet!  Don't get your hopes up as there seems to be quite a few hoops that may have to be jumped thru and it may not be enough time left in the year to get in on the First Time Home Buyers Credit.

So, for those of you who have your down payment, you should continue on with that home purchase and you will just have to wait until you file your return to realize your First Time Home Buyer credit.

For those of you who don't have the down payment,,,,well,,,get saving! Here is an example of what you may need....

$100,000.00 home purchase = $3,500.00 down (this is assuming a 3.5% down payment getting an FHA loan and does not include closing cost) 

Washington and a handful of other states apparently are on the ball and have a program in place to assist with the tax credit/down payment, but they have to use an FHA approved non-profit to assist in the bridge loan and much more...read see Realtor.org post...Many States Already Monetizing Tax Credit

WOW...Possible Great news for First Time Home Buyers!! This may be a big boost for the housing market if it really happens!

Shaun Donovan, secretary of the U.S. Department of Housing and Urban Development, said that the
Federal Housing Administration is going to permit its lenders to allow homeowners to use the $8,000 tax credit as a down payment. Previously, buyers had to wait to file their taxes to take advantage of the tax credit, which has hindered some home buyers from buying.

"We all want to enable FHA consumers to access the home buyer tax credit funds when they close on their home loans so that the cash can be used as a down payment," Donovan said. According to Donovan, the FHA's approved lenders will be permitted to "monetize" the tax credit through short-term bridge loans. This will allow eligible home buyers to access the funds immediately at the closing table. 

There is lots of talk and speculation on if this is really a good idea or not because many feel those with little money into a home may be more likely to become delinquent if hard times befall them or to walk away in a possible future crisis.

I'm sure there will more to this info in the coming days/weeks. Let's see if it really happens! As with all the news coming out now, we will have to take a wait and see approach on this because as we have seen in the past not all programs come to fruition. Las Vegas First time home buyers get your preapproval done as this may well be the best time ever for you to buy, depending on your circumstances!  With historically low interest rates, home prices at their lowest in years and now the tax credit/(possible)down payment, this may be your time to own for about the same or close to what you pay for renting! 

We are heading into the busy summer months when sales do pick up and the Vegas market prices are so low now that there is going to be even more competing buyers now with this news.

So if you have been sitting on the fence...Now may be the time to jump off!

Who Qualifies?

First-time home buyers who purchase homes between January 1, 2009 and December 1, 2009.

To qualify as a "first-time home buyer" the purchaser or his/her spouse may not have owned a residence during the three years prior to the purchase.

Which Properties Are Eligible?

The 2009 First-Time Home Buyer Tax Credit may be applied to primary residences, including: single-family homes, condos, townhomes, and co-ops.

How Much Will the Credit Be?

The maximum allowable credit for home buyers is $8,000. Each home buyer's tax credit is determined by two factors:

The price of the home-the credit is equal to 10% of the purchase price of the home, up to $8,000.

The buyer's income-single buyers with incomes up to $75,000 and married couples with incomes up to $150,000-may receive the maximum tax credit.

If the Buyer(s)' Income Exceeds These Limits, Can He/She Still Get a Credit?

Yes, some buyers may still be eligible for the credit.

The credit decreases for buyers who earn between $75,000 and $95,000 for single buyers and between $150,000 and $170,000 for home buyers filing jointly. The amount of the tax credit decreases as his/her income approaches the maximum limit. Home buyers earning more than the maximum qualifying income-over $95,000 for singles and over $170,000 for couples are not eligible for the credit.

Will the Tax Credit Need to Be Repaid?

No. The buyer does not need to repay the tax credit, if he/she occupies the home for three years or more. However, if the property is sold during the three-year period, the credit will be recouped on the sale.

In most of these cases that aren't closeable, the first or second mortgage lender is expecting home sellers that have money to contribute something to the deal. One way to avoid getting caught up in the middle of this is to have your Realtor verify the status of the seller's hardship package with their lender."   more info..

Myth #1: A credit score is a credit report. The credit report is a detailed listing of all debts and payments, going back throughout an individual's entire payment history, Ewing explained. For each entry, it shows the creditor's name, amount owed, the highest balance owed, the available credit, whether the account is open or closed (and who closed it), the number of late payments and whether the account is in default.

A credit score is a number between 300 and 850 that is based on complex formulas incorporating all the data in the credit report.

Myth #2: Those who are not in default do not need to check their credit report. Everyone should check his or her credit report at least once a year (quarterly is not a bad idea in today's market) to be sure the report contains no erroneous information. Visit www.annualcreditreport.com for a free, no-obligation copy of the report.

Myth #3: Checking a credit report damages credit. Reviewing your own credit information has no effect on a credit score. Neither does a credit report review by a prospective landlord or employer.

Myth #4: Everyone has one credit score. Credit score calculations are compiled using data from three different credit scoring agencies (Equifax, Experian and TransUnion). The resulting scores might vary slightly among the three agencies if they have slightly different information, but they will be similar.

Myth #5: Married couples share a credit score. If all of a couple's accounts are joint, their scores will likely be similar, but each individual maintains a unique credit record and credit score. On the flip side, after a divorce, ex-spouses need to follow protocol to have creditors remove either party from a joint account.

Myth #6: Shopping for a loan destroys credit. It is true that "hard inquiries" - examinations of a credit score in preparation for extending credit can have a small negative impact on credit. However, credit bureaus take into account that consumers might inquire about a loan from multiple mortgage companies or auto lenders. "If multiple inquiries are received from the same type of lender within a 14-day period, the credit scoring companies do not count each inquiry against the borrower," Ewing explained. But credit card account inquiries to open new accounts are counted individually.

Myth #7: To improve a score, close unused accounts. An important component of a credit score is available credit, or the unused credit that has been offered (on a credit card, for instance) but not used. Closing unused cards removes those available balances from the equation and can actually lower a credit score.

Myth #8: To boost credit quickly, just pay off bills. Credit scores reflect performance over time. Scores will not change overnight.

Myth #9: For a fee, vendors can fix a bad score. Again, credit scores show historic behavior. Be cautious about companies that claim to "fix" or "repair" credit. "You yourself can remove inaccurate information," Ewing said. "Beyond that, be aware that some companies send credit scorers a deluge of letters asking that they verify - and in the process, remove all past negative information. If and when truthful information is verified, however, it will quickly return to the credit report."

Myth #10: Never get help - it is too hard on credit. It is true that credit counseling, debt settlement and bankruptcy all can cause significant black marks on a credit report. "If you are in real trouble, however, you can and should seek help," Ewing urged. "Which option you choose will depend on the severity of your situation. Credit counseling can help to manage bills, and lower interest rates and monthly payments to creditors. Debt settlement firms can negotiate to lower the principal amount of your debts, typically providing a faster path to debt freedom than credit counseling. Bankruptcy, an even more serious alternative, should be discussed with a bankruptcy attorney."

 

Las Vegas Nevada Home Buyers Get your Credit Ck & Preapproval....I highly recommend you do this before you start your home search

Don't waste your valuable time by searching and looking at homes you can't afford.  Many times buyers start looking at homes on the internet and may even think they can afford the home when in reality they can't. I know many say "oh, I'm just wanting to see what is out there", but I have seen way too many buyers fall in love with a home (or neighborhood) way out of there price range and it just hits them harder to find out later that they can't afford the home or due to the market conditions, they can't even qualify for a loan.

Getting a lender to do a preapproval for you is something most do for free and most can give you an answer within the day as to how much home you can afford and your approximate home payment. A good place to start is with your bank or credit union you currently use. Once you get that preapproval, give me a call and I will happy to help you find that home that is within your preapproved price range.

Bankruptcy Court Judge Bruce Markell denied a motion Tuesday to dismiss Liberty Realty's Chapter 11 bankruptcy reorganization filing, pleasing several real estate agents who told the judge about unpaid commission amounts of up to $114,000.

Markell said he would convert the bankruptcy case to Chapter 7 liquidation and appoint a U.S. Trustee to distribute any assets.

Liberty Realty was acquired last week by Century 21 Aadvantage Gold, a surprise to the judge and to some attorneys in the courtroom, leaving agents with unsigned commission checks that couldn't be cashed.

If Liberty was sold to Century 21, it was certainly not done with court approval, Markell said.

The Chapter 7 bankruptcy trustee, when appointed, would pursue any assets that may be recovered and available for distribution, he said. The judge encouraged agents to fill out paperwork with the court to be notified of any further proceedings.

Christopher Burke, attorney for Liberty Realty, said a plan of reorganization had not been filed because it is not believed the debtors can perform under such a plan at this time or get the plan confirmed.

Before responding to any person or organization offering to "save" you from foreclosure, check that the organization is HUD-approved at www.hud.gov/counseling.

  • Beware of anyone who says that you don't need a real estate professional or title company when selling your home. You should always have a real estate professional, attorney, or a title company to help you with any transaction involving your home and protect your interests.

     

  • Don't be pressured to sign papers immediately or to transfer the deed of your house. Do not sign over the deed to your property to any organization or individual if you are not working directly with your mortgage lender to forgive your debt.

    Additionally, don't sign papers in exchange for a promise that someone else will pay off your mortgage. ALWAYS be sure to read and understand all paperwork before signing to ensure that you are not unknowingly giving someone else ownership of your home.

     

  • Beware of anyone who tells you that a buyer will purchase your home for the balance owed on your loan, plus an additional cash payment to you. Never make mortgage payments to anyone other than your lender, unless you have spoken personally to your lender about this. Scammers might ask you to make your payments to them; however, they pocket your payments instead of sending them to the lender.
