What if those buyers had insurance policies that would protect them if their homes lost value?

That's the proposition of Joe Hanauer, chairman of Move Inc. He's proposing that Uncle Sam offer the insurance as yet another variation on a housing bailout.

Hanauer suggests such a plan could play out in several scenarios, depending on how much of the tab the government picked up and how much the sellers and/or buyers would chip in. The premium would amount to 1% to 3% of a home's purchase price, and the insurance would pay off if the house were sold for a loss after three years or more.

It would cover a loss of up to 10% of the price paid. But if the house were sold for a gain, those sellers would reimburse the government for part of the profit, although Hanauer did not suggest how much.

New Home Sales, Traffic and Optimism on the Rise

 

wknd-home-webRISMEDIA, April 18, 2009-New home sales, traffic and expectations all lifted meaningfully in March. Findings that support this news are detailed in the John Burns Real Estate Consulting April survey of builders across the country. According to the survey, while the improvement can be partially attributed to seasonality, we can also point to a shift in builders' optimism in many metros.  

Survey Highlights:

Builders are targeting Washington D.C., Charlotte, Dallas and Tampa for near-term land buys. Recent buying appears to have been predominantly among private builders. Of purchases made this year, 35% were by public home builders.

Sales, Traffic and Expectations Jump: The builders' rating of current sales reached a record level since our survey's inception, traffic ticked up in every region but one, and expectations climbed as builders' outlook appears to be brightening.

Inventory Declining: The average number of unsold, finished units per community is continuing to trend down nationally, to 4.0 units from 4.2 last month. This is the lowest number we have seen in more than six months.

Tax Time! Are you done yet? A Good Time to Clean up you computer, trash old Turbo Tax, Get Spybot Search & Destroy, check your virus protection

Tax Time! Are you done yet? A Good Time to Clean up you computer, trash old Turbo Tax, Get Spybot Search & Destroy, check your virus protection

I hope you all have finished your taxes by now, but if not,,,hurry up!

I just thought this would also make a great time to clean up some space on our computers, check your virus protection, remove programs no longer in use,  like Turbo Tax from years past, games your kids may have downloaded, etc..

Now I'm no expert in this, but here are some things you can do.

Feel free to add your tips and tricks and suggestions as well.

Get Spybot Search & Destroy..FREE.Love this program...Did I mention it's FREE! Ok, they do ask for a donation, which I did do the first time I downloaded it, it's up to you. I run it a couple of times a week...you would be amazed how many bots, spyware, etc... end up on your system in just 1 day on the net. Try it you'll like it!  I just thought of Mikey!

Now you still want to also have your Norton,,etc.. on as well.  Also, make sure your firewall is on.  Even with all this protection,,things can still go wrong..but the more protection you have the better.

Get Spybot Search & Destroy...

To remove programs you no longer are using or don't want on your computer anymore...

1.  Click on your Green Start button (bottom left on your screen)...

2.  Click on Control Panel...

3.  Under Pick a Category, Click on Add or Remove programs...wait a minute for the screen to fill up with all your programs..then scroll down to see things you want to remove...(If you don't know what a program is ...I advise you ...don't remove it until you know for sure!)

4.  Click on the Change/Remove button... Click Yes to remove...again... If you don't know what a program is ...I advise you ...don't remove it until you know for sure!) 

Also, when you are in the Control panel, there are other options like Performance & Maintenance where you can free up space ..you will see the buttons..proceed with caution,,if you don't know what you are doing or don't want to do these things...hire an expert...

Update your programs ..Most of your programs have auto updates, but it is a good time to recheck them....Open Spybot, Norton, etc,,click on run update now,etc.

Go to your Internet Options in the Tools area...on your toolbar (a drop down menu), Click Detete...click delete cookies,,do this once a week...you can also delete other items, you will see them.

Feel free to reblog, reference it in your own blog, feature it,,,etc...

Agent Tips To Buying a REO - Foreclosure Home in Las Vegas by Dawn Barrier "Begin-Prequalify"

Work with a REALTOR® that has your best interest in mind.

You want to work with a REALTOR® that listens to your needs and desires and can help you achieve your goals while keeping in mind the limits of your pre-qualifed buying power (the amount you can afford).

If you are in the market for a Las Vegas home and are not working with a Realtor, call me.

Get PRE-APPROVED, Not (just pre-qualified)

THIS STEP MUST BE DONE!!  You can't Skip it!

You want to get Pre-approved prior to viewing any homes on the market.  

This means you get with a lender of your choice, (call me if you don't have one and would like some more info), and you give them all your work history, they actually get your credit report and score, you will provide them with w-2's, you go over your current expenses, etc and they will let you know the financing programs available to you so you know up front how much home you can afford to buy and what your approx. monthly payments will be.

The lender will then give you a PRE-APPROVAL letter.  You will need to make copys of this to provide to your REALTOR®. A copy of this letter MUST be sent with every offer you make.  All Bank owned REO homes for sale on the MLS will REQUIRE this letter to be submitted with your offer and they will call your lender to verify that the letter is stating the facts.

ALSO, be prepared that you may have to go thru another Pre-approval process with the Banks own Preferred lender Prior to putting in an offer, or w/in the same day of putting the offer in. This does Not mean you have to use the bank preferred lender, but it does give the bank more assurance that you are qualified (they may want to see those credit scores and w-2's, not just take the word of another lender) and they may even offer you a better deal on financing. They want to make sure that if your lender can't fund your loan, they will be able to step in and get it done so you can close the deal.

This is just the start of my tips to buying an REO home, but this is the most important information to get you started.  There will be more to follow and if you scroll thru my blogs you may find past tips as well.

Pulte and Centex Homes to Merge to survive

Wow, times are tough we all know, even the biggest of the big builders will continue to struggle to survive.

The deal may create the largest U.S. homebuilder.

According to Pulte CEO Richard J. Dugas Jr. the combination will put both firms "in an excellent position to navigate through the current housing downturn" and "accelerate a return to profitability."..bizjournal

The combined company will use the Pulte name and be based in Bloomfield Hills, Mich., but the firms said a "significant presence" will be maintained in Dallas....bizjournal

NEW YORK (Reuters) - Pulte Homes, the second-largest U.S. homebuilder, said it would buy the third largest, Centex Corp, for $1.3 billion in stock as it looks to save costs and get through the housing downturn.  Read full article at Reuters

 Here's a heck of a rumor that we've sourced from two separate people close to the negotiations:

If this is accurate, it's a brilliant deal for Google. 

Remember, Twitter turned down an offer from Facebook a few months ago.

 And it will be Twitter founders Evan Williams and Biz Stone's second sale to Google - they sold Blogger to them just five years ago.

Economic Fix, and it's cheap...Housing Crisis fixed,Auto Industry,Unemployment fixed ,Hmmm, makes you think..

There are about 40 million people over 50 in the work force - Pay them $1 million apiece severance with the following stipulations:
 
1) They leave their jobs. Forty million job openings - Unemployment fixed.
 
2) They buy NEW American cars. Forty million cars ordered - Auto Industry fixed.
 
3) They either buy a house/pay off their mortgage - Housing Crisis fixed.
 
It can't get any easier than that!
 
PS: If more money is needed, have all members in Congress and their constituents pay their taxes ...

 

Or,,,another version I was thinking about,,,just give every family who makes under 100K, about $500k per family househould...lifetime tax credit,,,ok ,,, I'm sure we all could you some variation of this! Yeah, none of this will ever happen...

As agents, we have to really be careful we are not telling our short sale sellers that there are "no" tax consequences as the article brings out,,,refer to a tax adviser, etc...

Misrepresenting tax consequences.

Although it's true that the federal government passed a law in 2007 directing the IRS not to count mortgage debt forgiven by a lender as income, the provision is limited. It applies only to purchase money; it doesn't apply to debt on a cash-out refinancing, and it doesn't apply to second homes. There's also a dollar limitation, albeit a generous one ($1 million for married couples filing separately, twice that for joint filers).

Misrepresenting how secondary debt is treated.  

Practitioners might mistakenly tell sellers that all the house debt is forgiven once the primary lender approves a short sale. But that might not be the case, Churchill says. Holders of second deeds of trust don't typically forgive the debt. More commonly, they accept a partial payment, like $2,000; and rather than write off the balance, they sell the balance to a collection agency for another few thousand dollars. In many states, these second loans are recourse, so sellers can be caught by surprise when the collection agency contacts them a year later seeking payment of the debt.
